Advertising and Marketing Your Property:
Your property will be added to the www.rightmove.co.uk web site with exterior and interior photographs where required, applicant list matching, full property details including measurements where required and Accompanied viewings to the property with our friendly and knowledgeable staff.Tenant Referencing:
Tenants will have to pass a rigorous series of referencing before Holbrook Moran will recommend them to take up a tenancy. These references will include:- Salary verification.
- Current employment reference.
- Character reference if applicable.
- Current and previous landlord reference.
- Credit Checks.
Preparation of the Assured Shorthold Tenancy:
Once suitable references have been obtained, an approved Assured Short hold Tenancy Agreement will be drawn up by Holbrook Moran to be signed by all parties on move in day.Rental Collection:
If we are providing a management service: A standing Order Mandate will be prepared by Holbrook Moran so that rent can be paid directly into our account. The rent will then be paid into a provided account to the landlord.If we are providing a let only service:

The first months rent will be collected in cleared funds and a dilapidations deposit (equivalent to one month rent) will also be collected in cleared funds on or before the tenancy start date. These amounts will then be sent with a statement of account to your correspondence address. The deposit is registered with the Deposit Protection Scheme.In accordance with the Housing Act 2004, Landlords are no longer permitted to retain a Tenant’s deposit. All funds are held in a separate account with bank of Scotland, which ensures that the deposit is protected during the tenancy and that any dispute over its return will be resolved quickly and independently without further cost. Written & Photographic Inventories:
If we are providing a management service:We will carry out a photographic inventory which will be held electronically by Holbrook Moran (a paper copy will be given to the new tenants). A written inventory can be provided upon request. A copy of all inventories can be provided to the landlord upon request.
If we are providing a let only service:
It is advised for the landlord to provide Holbrook Moran with an inventory to give to the new tenants. An inventory can be provided by Holbrook Moran upon request.
Utility Bills:
If we are providing a management service:On the day the tenancy begins, Holbrook Moran will take gas and electric meter readings. The tenants are responsible for registering the appropriate service providers but this can be checked upon request. We will inform the local council (for tax purposes) and Bristol Water of the new tenant’s details. Meter readings will be taken upon check out and the appropriate services will be contacted.
If we are providing a let only service: Landlords are advised to take meter readings before the day of the tenancy is due to commence. It is also advised to leave a copy of the meter readings in the property for the new tenants to cross reference with the readings they should take upon check in. As above, the tenants are responsible for submitting meter readings but it is advised to confirm with the utilities that new details have been registered. We will inform the local council (for tax purposes) and Bristol Water of the new tenant’s details.
Safety Testing Regulations:
It is essential that you are compliant with the following statutory regulations for rented accommodation;- Electrical Equipment (Safety) Regulations 1994.
- Gas Safety (installation and use) Regulation 1998.
Should you choose to instruct your own contractors, before a tenant can occupy the property, Holbrook Moran will need certified copies of all relevant safety tests carried out to keep on file.
Holbrook Moran also strongly recommend that a five year periodic NICEIC test is carried out on all rented accommodation to be in line with ‘Part P’ of The Building Regulations 2005. Holbrook Moran can again arrange this for you at a very competitive fee.
